Why Is Sealcoating Important?

Asphalt pavement begins to deteriorate from the time it is constructed. Therefore, maintenance done at the appropriate time is crucial in extending its usable life. Timing is everything when performing asphalt maintenance. When sealcoating is done in conjunction with crack and pothole repair, it is the most effective way to protect your pavement investment. Sealcoating extends the pavement's usable life by slowing down the oxidation process and protecting it from the sun and damaging elements. An added benefit is it gives your home or business a fresh new look and saves you money over the long term life of your pavement investment.

CLEAN

Proper cleaning is essential for sealer adhesion. We use high powered blowers, steel brooms, and edger's, to ensure all dirt and debris are removed.

REPAIR

Apply hot rubberized crack filler to prevent water damage to the pavement subbase, prime problematic oil spots to ensure proper sealer adhesion, and minor patching where needed.

SEAL

 Apply by brush or squeegee machine a mix of Star-Seal Refined Tar Sealer with rubberized additive, and sand to ensure proper protection.   

OUR 3 STEP PROCESS

Application Method 

Many sealcoating contractors use a spraying machine to apply sealer which can leave a thinner coating and often inconsistent coverage. At Schorner Sealcoating, we strive to provide you with the best time-tested professional application methods for longterm results. We are intently focused on the neatness of our jobs, and therefore apply our sealer by brush to ensure a consistent sealer coverage. On larger projects, we use a squeegee machine.
